Renovation and Value Enhancement Services
“I fix shopping centers.”
R&G
I have been designing renovation concepts for my shopping center buyer and seller clients as a way to make clients money and hope they will let me represent them when they are buying and selling. The cost of these projects is surprisingly inexpensive. The payback is usually very fast resulting from increased rents and values.
I do all the design work on my computer and then have it incorporated into building plans. I then facilitate all bidding and contracting for my clients. I do this as a turnkey service with minimal work required by the clients.
I do not charge anything for this service.

Transforming Shopping Centers to Increase Value, Rents and Tenant Retention
I specialize in identifying and executing strategic renovation opportunities that significantly increase the value and performance of shopping centers.
Over the years, I have developed renovation concepts for both buyers and sellers as a way to unlock hidden value within their properties. These improvements are often surprisingly cost-effective and typically deliver a rapid return through increased rents and value, improved tenant retention and enhanced curb appeal.
A Turnkey, Hands-On Approach
I manage the entire process from concept to completion, including:
• Designing renovation concepts and visual renderings
• Coordinating architectural plans
• Soliciting and managing contractor bids
• Overseeing implementation

This is a fully turnkey service that requires minimal involvement from my clients.
Aligned Incentives
I do not charge separately for these services. My goal is simple: to help my clients increase the value of their properties and earn their trust when it comes time to buy or sell.
Strategic, High-Impact Improvements
My projects focus on high-impact, cost-efficient upgrades such as:
Façade enhancements (foam, stucco, stone)
Covered walkways and architectural features
Updated storefronts and finishes

Updated storefronts and finishes
These targeted improvements can transform an outdated center into a modern, competitive asset- at a fraction of the cost of major redevelopment.
Proven Results
In every case, relatively modest investments have resulted in:
• Significant rent increases
• Stronger tenant retention
• Improved marketability
• Increased value
• Stronger tenant retention
• Improved marketability
• Increased value
The end result is a property that looks and performs like a much newer center.

Value Creation Through Strategic Renovation & Leasing
Initial Challenge
The property was functionally sound but visually outdated, limiting its ability to command higher rents and secure long-term tenant commitments.
Ownership was facing a common issue:
• The tenant was hesitant to renew at increased rental rates
• The center lacked the curb appeal needed to compete with newer properties
• Perceived value did not reflect the underlying potential of the asset
• The center lacked the curb appeal needed to compete with newer properties
• Perceived value did not reflect the underlying potential of the asset
Strategic Approach
Rather than pursuing costly redevelopment, I identified a targeted renovation strategy focused on high-impact, cost-efficient improvements:
• Updated façade with foam, stucco, and stone enhancements
• Architectural upgrades to modernize the appearance
• Select exterior improvements to improve tenant and customer experience
• Architectural upgrades to modernize the appearance
• Select exterior improvements to improve tenant and customer experience
At the same time, the renovation was used strategically as leverage in lease negotiations.
Investment
• Total Cost: Approximately $66,000 ($11/SF)
Execution
The renovation was designed, coordinated, and implemented as a turnkey process, requiring minimal involvement from ownership.
The improvements were intentionally focused on areas that would deliver the greatest visual impact for the lowest cost.

Results
• Secured tenant renewal at increased rental rate
• Significantly improved future tenant retention
• Transformed the perception of the property into a “like-new” asset
• Increased overall marketability and buyer appeal

• Transformed the perception of the property into a “like-new” asset
• Increased overall marketability and buyer appeal
The renovation effectively repositioned the center and created an increase in both income and asset value.
Key Takeaway
A relatively modest investment resulted in a meaningful increase in income, tenant stability and property value.
This is the type of strategic, high-return approach I bring to every assignment- focused on maximizing value through disciplined execution.
