No one knows the Payson commercial real estate market better. When I began working in Payson, I spent months studying aerial photography, driving every commercial street and researching properties one by one to identify every commercial property in town. From that work, I built a proprietary database that no other broker has. Major commercial real estate databases such as CoStar track only about half of the properties I follow and only a few Payson brokers even subscribe to those services.
My database tracks the complete inventory of retail, industrial and office properties by size, age, land area and property type; sales transactions, including many that are never widely reported; properties available for sale or lease, including opportunities that never appear online; rental rates and vacancies; and the location of commercial property owners throughout Arizona and beyond. I continually update this information through ownership research, transaction tracking and by physically driving the market to identify changes and opportunities that online databases miss.
At the push of a button, I can analyze information that would take another broker days to assemble—if they could obtain it at all. That gives me a significant advantage when valuing your property, advising you on market conditions, identifying potential buyers and developing a strategy to maximize the value of your investment. The database has become such a comprehensive source of local commercial real estate information that the Town of Payson contacts me when it needs market data for its own projects.
But having the data is only part of the equation. Knowing how to interpret it comes from experience. A broker who primarily sells houses may have access to some commercial property information, but commercial valuation, leasing, investment analysis and negotiation require a very different set of skills. After more than 40 years devoted exclusively to commercial real estate, I have developed the judgment and market instincts that come from evaluating thousands of properties, negotiating hundreds of transactions and watching markets change through multiple cycles. Combining that experience with the most comprehensive commercial property database in Payson gives me a level of market knowledge and perspective that is difficult for another broker to replicate.
